These Terms and Conditions (“Terms”) govern the contractual relationship between Lago Rosa Signature Stay (“the Company”) and the guest (“the Guest”). By making a reservation, the Guest agrees to be bound by these Terms.

1. Booking and Payment

• Full payment of the rental amount is required at the time of booking unless otherwise agreed in writing.
• A reservation shall only be deemed confirmed upon receipt of the required payment.
• Upon confirmation, the reserved period shall be exclusively allocated to the Guest and shall not be made available to third parties.

2. Prices and Fees

• Rental prices are published on the Company’s website and are generally stated on a weekly basis unless otherwise indicated.
• A mandatory final cleaning fee of EUR 110 shall apply per stay.
• Bed linen and bathroom towels are included in the rental price.
• Pool towels are expressly excluded unless otherwise specified.
• All stated prices include applicable Value Added Tax (VAT), unless indicated otherwise.

3. Electricity Consumption

• The rental includes an electricity allowance of 85 kWh per week.
• Any consumption exceeding this allowance shall be charged at EUR 0.35 per kWh.
• Electricity meter readings shall be recorded at both check-in and check-out.

4. Cancellation Policy

• All cancellations must be submitted in writing.
• The following cancellation fees shall apply:
  • More than 90 days prior to arrival: no charge
  • Between 90 and 43 days prior to arrival: 50% of the total rental amount
  • 42 days or less prior to arrival: 100% of the total rental amount
  • Failure to arrive (no-show) or cancellation after commencement of the rental 
    period: 100% of the total rental amount
• A deposit of 50% of the rental amount is required at the time of booking. The remaining 
  balance shall be paid no later than 42 days prior to arrival.
• For bookings made within 42 days of arrival, full payment shall be required immediately.

5. Check-in and Check-out

• Check-in shall take place between 15:00 and 20:00.
• Check-out shall take place no later than 10:00.
• Early check-in and late check-out are subject to prior request and availability.
• Arrivals after 20:00 shall be considered late check-in and may be subject to an additional 
  fee of EUR 36.

6. Occupancy Restrictions

• The number of occupants shall not exceed the number agreed upon at the time of booking.
• At least one member of the party must be 25 years of age or older.
• Parties, events, and excessive noise are strictly prohibited.

7. Guest Responsibilities

• The Guest shall maintain the property in a clean and orderly condition throughout the stay.
• Any damage, defect, or issue shall be reported to the Company without undue delay.
• The Guest shall comply with all applicable community rules, including but not limited to pool regulations and designated quiet hours.
• Smoking is strictly prohibited within and on the premises.
• Pets are not permitted.

8. Liability

• The Company shall not be held liable for any theft, loss, damage, injury, accident, or illness occurring during the rental period.
• The Guest shall remain solely responsible for their personal belongings.
• The Company shall not be liable for any interruptions or failures in utilities or services beyond its reasonable control.

9. Use of Communal Facilities

• Guests may use communal facilities in accordance with the rules of the homeowners’ association.
• The Company accepts no liability for temporary closures, restrictions, or limitations of such facilities.

10. Force Majeure

The Company reserves the right to cancel or amend bookings in the event of force majeure, including but not limited to natural disasters, pandemics, or governmental restrictions. In such cases, the Company may, at its sole discretion, offer a refund or credit.

11. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Spain.
Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of Alicante, Spain.

12. Guest Registration and Data Protection

• In compliance with Spanish law, Guests are required to provide valid identification prior to or upon arrival.
• Guest data shall be transmitted to the relevant authorities where legally required.
• Personal data shall be processed in accordance with applicable data protection legislation.
